| Comforts of Home | While staying in the studio, delicious restaurants are just a short walk away. A Major grocery, public library, coffee shops are on every corner. Close by is Lauralhurst Park with its acres of trails and tranquility. Near by is the seasonal Farmer's Market, BUT now we have the first LEED's certified Green Store with is bounty of everything good... cheese bar, sushi bar, a deli that just makes you smile. A full kitchen has everything you need to prepare delicious meals. An oven, range, microwave, and a full-size refrigerator are nestled comfortably into a charming kitchen area with stained wood cabinets, concrete countertops, which makes morning coffee or dinner for 4 perfect. The sitting area features an overstuffed ultra-suede couch and chair set, perfect for curling up with a favorite book or resting your legs after a long day exploring Portland. There is also a TV with satellite/cable and a DVD player. (If you're seeking a DVD, a Hollywood Video is just a few blocks away and the famous indie video outlet Movie Madness is nearby, too.) Chartreuse green walls, eggplant floors, and a beautiful oriental rug make this a cozy place to kick back. The sleeping area was designed with comfort in mind. The comfortable queen-size loft bed is nestled above that looks over the living space, with an additional pillowtoped full sized bed below. A lovely oriental rug warms up the area, Should you be traveling with a little one, a pack-n-play is provided. |

| Cancellation Policy Rules & Policies | PAYMENTS - FIRST PAYMENTS - At the time of making your reservation we take an advance payment equal to 50% of the rental rate, weekend fee (if applicable) and the cleaning fee. This advance payment is required and once made secures the reservation.
- FINAL PAYMENTS - At least 14-21 days prior to your arrival the second or final payment is due. It includes the remaining balance of the rental rate and cleaning fee PLUS the Security/DAMAGE deposit.
- IF YOU ARE MAKING YOUR RESERVATION UNDER 14-21 DAYS, PAYMENT IN FULL IS REQUIRED TO SECURE A RESERVATION.
- IF additional payment arrangements can be made if reservation is made more that 4 months in advance.
- WE DO ACCEPT CREDIT CARD payments in via PayPal. WE USE PayPal to secure your personal information and keep it private. WE DO NOT have another form of credit card processing. We do NOT take credit card information over the phone or via email.
WE DO ACCEPT money orders and personal checks. THIS OPTION CAN ONLY BE USED IF MAILING OCCURS 21 DAYS PRIOR TO ARRIVAL, to allow time to process your payment. If there is a returned NSF check we will bill your deposit $50. The mailing address and payable information is located on the top of the first page of the contract. CANCELLATION POLICY We understand that things come up, emergencies, sick family members, etc. (We have a child and have our own share of cancelations). Please understand that 90% of our business comes months or more before the actual check-in date. When cancellations occur last minute, we are often unable to rent the unit with such short notice. You're business is important to us and we appreciate your understanding with our policies. We reserve the right to evaluate each canceled reservation case by case. ****This contract is not transferable to another party unless with prior written approval of the owners or the owners' agent. A Full refund is due if a NOTICE OF CANCELATION is given 21 days prior to arrival. This gives us the opportunity to re-advertise our property and re-book it and not suffer a loss.- IF canceled within 2 weeks, 20-14 days prior to arrival, 75% will be refunded.
- IF canceled within 1 week, 14-7 days prior to arrival, 50% will be refunded.
- IF a cancelation is given 7-0 days prior to arrival NO REFUND will be issued.
IF you are renting a property for 30 days or more a NOTICE OF CANCELATION must be given 90- 60 days prior to arrival for a full refund, depending upon how long in advance your reservation was made. This gives us the opportunity to re-advertise our property and re-book it and not suffer a loss.- IF canceled within 59-45 days prior to arrival 75% will be refunded.
- IF canceled within 44-31 days prior to arrival 50% will be refunded.
- IF a cancelation is given 30-0 days prior to arrival NO REFUND will be issued.
Since we are a small business and having guests like you make OUR home into YOUR home is our business. In fairness, we would be happy to reschedule any cancelation that is outside our cancelation date guidelines. Your RESCHEDULED RESERVATION needs to be within 365 days of your Notice of Cancelation and would be placed in the same or like property and rental rate* equal to the amount you paid. *Rental rates are subject to change and the rescheduled reservation is subject to current rentals rates.
RENTAL RULES AND REGULATIONS- MAXIMUM NUMBER OF OCCUPANTS: The rental is to be occupied by no more adults stipulated on Page 1 of the contract. Unless otherwise approved by the Owner.
- CHECK-IN TIME: 4:00 P.M. PST. Unless informed otherwise.
- CHECK-OUT TIME IS: 11:00 A.M. PST.
- Pets are not permitted in rental unit under any conditions (unless otherwise approved by the owner). Guests who bring a pet or pets without approval will forfeit their security/damage deposit and may be evicted from the property.
- We will not rent to vacationing students or singles under 24 years of age unless accompanied by an adult guardian or parent, OR unless approved, in advance, by management/owners.
- House parties are strictly prohibited and grounds for immediate eviction.
- Illegal substances are strictly prohibited and grounds for immediate eviction.
- Renters must follow observed City Noise Ordinance. Quiet time is between 11PM and 7AM. This is strictly enforced.
- THERE IS ABOSOLUTLY NO SMOKING IN ANY OF OUR PROPERITES! You are free to smoke outside, but please be respectful of our neighbors.
- MINIMUM STAYS may be required. This is detailed on Page 1 of the contract. If a rental is taken for less the aforementioned minimum nights stay, the guest will be charged the total of the minimum night rate.
- NO DAILY MAID SERVICE- While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, however, is available at an additional rate. You are free to bring your own towels and linens. When you arrive, the Property will be clean and set up with linens and as a courtesy, we have included the following list of supplies to accommodate the appropriate amount of guests:
- Bath towels, hand towels, wash clothes, paper towels (or paper towel alternative),
- Dishwasher soap, hand soap, toilet paper (supply on hand; not meant for whole duration of stay if longer that 3-7 nights), and laundry soap.
- RATE CHANGES - Rates subject to change without notice. This is written to cover those who hold the contract, changed the dates and/or negotiate it later, where as the seasonal rates may have changed.
- FALSIFIED RESERVATIONS- Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and / or rental money, and the party will not be permitted to check-in.
- WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
- PARKING - Most of our properties have OFF-STREET parking available. Others have ON- STREET parking available, usually right in front of the property. Your arrival directions will detail parking arrangements.
| CHECK OUT PROCEDURES Prior to check-out .... Please sign in our guestbook. - Load and run dishwasher OR wash, dry and put away dishes upon your departure.
- Beds should be stripped and covers/blankets folded.
- ONLY if Duvet/ covers/ blankets/shams have been soiled, please launder them.
- IF NOT please call Clare @ 360-910-4783 so that fresh linens can be replaced by the cleaners
- Start a load of sheets, then, towels and if 2 loads, please have one drying upon your departure.
- Before leaving, turn the thermostat off, extra heaters, and fans.
- DURING THE SUMMER HEAT, leave the AC upstairs running and the fans. Thank you!
- During the Summer, go ahead and leave the lamps (etc) plugged in, as guest are usually checking in at 4PM.
- Make sure all doors and windows are locked and shut.
- Keys should be left in the lockbox & extra key left inside.
- Garbage should be removed from the rental and put in the garbage can, which is outside in the sidewalk/driveway.
- Recycling may be gathered up and put into the large blue multi-mix recycle bin.
- Lost or Misplaced Items: Please call Clare or Email ASAP. Upon your arrival home, please send us a self-address-postage-pre-paid parcel (large envelope/box) that can hold your items and they'll be promptly returned. Items will only be held for 14days after departure and then will be donated to charity.
- Check out on or before 11:00 a.m. PST.
- Unless other arrangements have been made our cleaners are usually waiting.
- If departing earlier than 11, a courtesy phone call to Clare @ 360-910-4783 is greatly appreciated.
