Taylor House is a bungalow style built in 1907 and sleeps up to 8 comfortably. It has been completely renovated to be bright and clean in every way. You will enjoy the natural light spilling in each and every room from the abundance of traditionally tall (6 ft.!) windows.  At just under 1100 sq ft, this 3 BR House has all you will need to take full advantage of your time in Portland. It has an open floor plan between kitchen, dining and living rooms.  This house is perfect for a family or friends sharing a space.  There are 2 bedrooms with queen beds on the main floor and a master suite upstairs with a queen bed and futon, perfect for 2 families sharing a vacation. There is also a kid play area upstairs, we provide a Play-n-Pac, high chair, toys/books for our smallest guests too. The concrete counter tops in the kitchen mix modern ingenuity with old world charm. The Bathroom features a large walk in tiled shower, complete with 2 shower heads. Also, for your convenience we have; color TV with cable, free High Speed Wireless Internet access, DVD, fully equipped kitchen complete with dishwasher, microwave, coffee maker, and washer and dryer are all located in our rental. There is also a small private back covered patio, and of course, the traditional Front Porch for relaxing and watching the time and squirrels pass by.  The Taylor House shares a lot with the Garden Studio and is only 1 block away from the Hawthorne Studio, Landis House, & Hemingway Flat.  It is only 5 blocks from the Condo and 7 blocks from the Morrison Studio and Duplex. Taylor House is less than a block from a city park and 10 blocks to our wonderful Laurelhurst Park.

Payment Terms
PAYMENTS
  1. FIRST PAYMENTS - At the time of making your reservation we take an advance payment equal to 50% of the rental rate, weekend fee (if applicable) and  the cleaning fee.  This advance payment is required and once made secures the reservation.
  2. FINAL PAYMENTS - At least 14-21 days prior to your arrival the second or final payment is due.  It includes the remaining balance of the rental rate and cleaning fee PLUS the Security/DAMAGE deposit.
  3. IF YOU ARE MAKING YOUR RESERVATION UNDER 14-21 DAYS, PAYMENT IN FULL IS REQUIRED TO SECURE A RESERVATION.
  4. IF additional payment arrangements can be made if reservation is made more that 4 months in advance.
  5. •  WE DO ACCEPT CREDIT CARD payments in via PayPal. WE USE PayPal to secure your personal information and keep it private. WE DO NOT have another form of credit card processing.  We do NOT take credit card information over the phone or via email.  
  • WE DO ACCEPT money orders and personal checks. THIS OPTION CAN ONLY BE USED IF MAILING OCCURS 21 DAYS PRIOR TO ARRIVAL, to allow time to process your payment. If there is a returned NSF check we will bill your deposit $50. The mailing address and payable information is located on the top of the first page of the contract.

Cancellation Policy
CANCELLATION POLICY
We understand that things come up, emergencies, sick family members, etc.  (We have a child and have our own share of cancelations). Please understand that 90% of our business comes months or more before the actual check-in date. 
  • When cancelations occur last minute, we are often unable to rent the unit with such short notice. You're business is important to us and we appreciate your understanding with our policies. We reserve the right to evaluate each canceled reservation case by case. ****This contract is not transferable to another party unless with prior written approval of the owners or the owners' agent.
A Full refund is due if a NOTICE OF CANCELATION is given 21 days prior to arrival. This gives us the opportunity to re-advertise our property and re-book it and not suffer a loss.
  • IF canceled within 2 weeks, 20-14 days prior to arrival, 75% will be refunded.
  • IF canceled within 1 week, 14-7 days prior to arrival, 50% will be refunded.
  • IF a cancelation is given 7-0 days prior to arrival NO REFUND will be issued.
  • IF you are renting a property for 30 days or more a NOTICE OF CANCELATION must be given 90- 60 days prior to arrival for a full refund, depending upon how long in advance your reservation was made. This gives us the opportunity to re-advertise our property and re-book it and not suffer a loss.
  • IF canceled within 59-45 days prior to arrival 75% will be refunded.
  • IF canceled within 44-31 days prior to arrival 50% will be refunded.
  • IF a cancelation is given 30-0 days prior to arrival NO REFUND will be issued.
Since we are a small business and having guests like you make OUR home into YOUR home is our business. In fairness, we would be happy to reschedule any cancelation that is outside our cancelation date guidelines.    Your RESCHEDULED RESERVATION needs to be within 365 days of your Notice of Cancelation and would be placed in the same or like property and rental rate* equal to the amount you paid.  *Rental rates are subject to change and the rescheduled reservation is subject to current rentals rates.

  1. MAXIMUM NUMBER OF OCCUPANTS:  The rental is to be occupied by no more adults stipulated on Page 1 of the contract. Unless otherwise approved by the Owner.
  2. CHECK-IN TIME:  4:00 P.M. PST. Unless informed otherwise.
  3. CHECK-OUT TIME IS: 11:00 A.M. PST.
  4. Pets are not permitted in rental unit under any conditions (unless otherwise approved by the owner).  Guests who bring a pet or pets without approval will forfeit their security/damage deposit and may be evicted from the property.
  5. We will not rent to vacationing students or singles under 24 years of age unless accompanied by an adult guardian or parent, OR unless approved, in advance, by management/owners.
  6. House parties are strictly prohibited and grounds for immediate eviction.
  7. Illegal substances are strictly prohibited and grounds for immediate eviction.
  8. Renters must follow observed City Noise Ordinance. Quiet time is between 11PM and 7AM. This is strictly enforced.
  9. THERE IS ABOSOLUTLY NO SMOKING IN ANY OF OUR PROPERITES!  You are free to smoke outside, but please be respectful of our neighbors.
  10.  MINIMUM STAYS may be required. This is detailed on Page 1 of the contract. If a rental is taken for less the aforementioned minimum nights stay, the guest will be charged the total of the minimum night rate.
  11. NO DAILY MAID SERVICE- While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, however, is available at an additional rate.  You are free to bring your own towels and linens.  When you arrive, the Property will be clean and set up with linens and as a courtesy, we have included the following list of supplies to accommodate the appropriate amount of guests:
  • Bath towels, hand towels, wash clothes, paper towels (or paper towel alternative),
  • Dishwasher soap, hand soap, toilet paper (supply on hand; not meant for whole duration of stay if longer that 3-7 nights), and laundry soap.
  1. RATE CHANGES - Rates subject to change without notice. This is written to cover those who hold the contract, changed the dates and/or negotiate it later, where as the seasonal rates may have changed.
  2. FALSIFIED RESERVATIONS- Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and / or rental money, and the party will not be permitted to check-in.
  3. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
  4. PARKING - Most of our properties have OFF-STREET parking available. Others have ON- STREET parking available, usually right in front of the property. Your arrival directions will detail parking arrangements.
